Every field is what the published notice printed.

Each case is folded from its published notices of action, every printing of one suit merged on its case number. A value the notice does not print is left out, never guessed, and a property address is only ever the one the notice gives for the property. We are not a court, a clerk or a law firm, and nothing here is legal advice.

Common questions

PreforeclosureSearch is a register of 10,639 pre-foreclosure cases in 513 US counties: foreclosure suits filed, before any sale is set, built from published notices of action.

What is a pre-foreclosure?

A home whose owner has been sued for foreclosure, or sent a notice of default, before any sale has been set. The lender has started the foreclosure, but the owner still holds the title and can still sell, reinstate the loan, refinance, agree a short sale or hand over a deed in lieu. In a court-run state like Florida that window usually lasts months, because no sale can be set until the court enters a judgment.

Is a pre-foreclosure the same as a foreclosure?

No. A foreclosure sale is the end of the process: a judgment has been entered and the sale scheduled. A pre-foreclosure is the beginning: the suit has been filed and the owner served. Every case on PreforeclosureSearch is at that early stage; once a sale is set, it leaves this list.

Where do the records come from?

From published notices of action and the court's foreclosure filings. When an owner cannot be served in person, the court has the notice of the suit published; each printing is read, and every printing of one case is folded into one record. We hold 10,639 cases in 513 counties.

What does a record include?

The county, court and case number, the lender or association suing and the type of foreclosure, the date first published and the date the owner must answer by, every owner and party the suit names with the last known mailing address the notice prints, the property address or legal description, the parcel ID, the mortgage details where printed and the plaintiff's attorney.

What does PreforeclosureSearch cost?

Pro is $49 a month after a 3-day free trial: the full record on every case in every state, alerts the morning after a case is published and CSV export. A one-state Starter plan ($29) and a high-volume Business plan ($99) are also available. Every page's counts, and its newest five cases, stay public without an account.

Which states are covered?

Florida, Illinois, California, New Jersey, Pennsylvania, Massachusetts, Ohio, New York, Utah, Indiana, South Carolina, Kansas, Wisconsin, Iowa, Oklahoma, North Dakota, New Mexico, South Dakota, Colorado, Minnesota, Idaho, Montana, Nebraska, Missouri, Oregon, Georgia, Washington, Louisiana, Alabama, Arkansas, Hawaii, Michigan, Mississippi and Nevada, county by county, with more states added once their filings are read reliably.

What a plan opens

The lender is public. The owner is not.

Every page shows its counts, and the lender, city and case number of its newest five cases. A plan opens all 10,639 cases, with every owner’s last known mailing address, the property and the plaintiff’s attorney.
